1. Is your facility DMV approved, county approved?
Yes, we are zoned C3 Commercial and have had approved car dealers on site for over 30 years. We pass inspections from the DMV (FLHSMV) and Orange County on a regular basis.
2. How long does it take to obtain a license?
Your office and display area can be ready for inspection within 24 hours after signing your lease. JustUS will provide all required signage for your office and display parking. We also take the photos required for your site pre-inspection by FLHSMV and request it for you. Once is approved, we will let you know. After this step, the time to obtain the dealer's license can vary, depending on how long will it take for you to gather all paperwork and submit it to the DMV Regional Office.
3. What type of license can be obtained at your facility?
We have retail dealers, wholesale dealers, RV dealers, and mobile home dealers on site.
4. What hours is the facility open?
The entire 4-acre facility is open 24/7 for tenants. The leasing office is open Monday- Friday 9:00am-4pm, by appointment.
5. How long does it take to sign up for an office or shop?
You can complete the intake application form online or in person. After reviewing it, we set up your secure account in our system for you to make the necessary payments. The lease is emailed via DocuSign after the owner has signed.
6. Do you offer assistance with obtaining our license?
Yes, we have over 30 years of helping dealers. We can assist with all the paperwork, forms, and links to everything you need.
7. How long is your lease?
Our lease agreement is for one year (12 full months).
8. Can we expand as our car dealer business grows?
Absolutely! Many of our dealers upgrade from an office to a warehouse with office. We have flexible
parking from one car to many more, upon availability.
9. Are there any hidden fees?
No. We offer inclusive pricing. The parking fees are variable and flexible as your needs require. This is NOT a triple net lease. The tax is additional, meaning that you will pay the quoted rent price + Official Current Tax.
10. Is there a security deposit?
Yes, no tax added. The security deposit will be returned once you have completed the term of the lease, as long as we receive a written notice at least 30 days before the next rent is due, informing the landlord that the lease won't be renewed. Any period shorter than this is ineffective, and the deposit shall not be returned.
11. What is required to get the process started?

The door lock code will be provided after we receive your first month’s rent.
12. Do I have to pay rent before starting my Dealer's operations?
Yes. The DMV requires a site pre-inspection and a signed lease to apply for your dealer's license. Without rent payment you can not take possession of the office to complete the site inspection.
